Breaking Ground in Redwood City: Two New Single-Family Homes with ADUs
Publish Date: October 2, 2025
Meeting the Housing Needs of the Bay Area
Housing in the Bay Area continues to evolve, with homeowners and developers looking for smart ways to maximize land use. ADUs and JADUs have become increasingly popular because they provide:
- Flexible living space for multi-generational families
- Affordable rental opportunities in high-demand areas
- Added value and long-term investment for property owners
Our Redwood City project is a great example of how design-build construction can deliver homes that respond to both lifestyle and market needs.
About the Project
This project is located on a split lot in Redwood City, with two distinct developments:
- Parcel One: An existing single-family residence to remain. An lot that is being redeveloped with a new primary home, bringing modern design and upgraded living space to the property.
- Parcel Two: A brand-new single-family residence with an attached Junior ADU, offering additional living flexibility.
Together, this project delivers two single-family residences — it is designed with comfort, flexibility, and long-term value in mind.
The new primary residence includes:
- 3 bedrooms
- A bonus room (perfect for a home office, gym, or guest suite)
- 3.5 bathrooms
- Approximately 3,500 square feet of living area
Why Include a Junior ADU?
The decision to add a Junior ADU was intentional. JADUs are a compact, cost-effective housing option that can serve multiple purposes:
- Rental income for homeowners
- Private space for extended family or guests
- Flexible workspace for remote work or creative projects
By incorporating a JADU into one parcel, we’re providing future homeowners with both livability and adaptability, ensuring the property grows with their needs.
The Groundbreaking and Timeline
Breaking ground is always an exciting milestone — it marks the shift from concept to reality. For this project:
- Phase 1 and Phase 2 are planned consecutively for efficiency.
- Construction is expected to take about 20 weeks per phase, depending on scope.
- Our team will begin with as-builts and demolition, followed by framing, MEP (mechanical, electrical, plumbing), and finishes.
We’ll be sharing updates along the way, from framing through to the final touches, so stay tuned.
Our Design-Build Approach
At Greyhawk Construction, we specialize in design-build — meaning our clients benefit from seamless coordination between the design and construction teams. This approach helps ensure:
- Cost alignment from the early design phase
- Fewer surprises during construction
- Streamlined schedules with one point of accountability
Our goal is to deliver not just a house, but a home that is both beautifully designed and buildable.
Looking Ahead
This Redwood City project is more than just new construction — it reflects the future of residential development in California. With state and local policies encouraging ADUs and JADUs, we see these types of projects becoming a standard for maximizing property potential and addressing housing needs.
We look forward to sharing more progress as these homes rise from the ground, and ultimately, when they welcome new families.
