The MRVO4PLAX project was rooted in a bold vision: how can we optimize a large lot in a quiet neighborhood, maximize its potential, and still preserve a high quality of living?
The client’s goal was to develop the property to its highest and best use — creating a highly desirable, affordable place to live while navigating the realities of existing site conditions.

Key Challenge
The existing house required extensive repair. A complete teardown would have triggered a lengthy permit process and long utility connection timelines, significantly delaying the project. The challenge was to expand the property while avoiding unnecessary time and cost impacts.
Our Approach
Leveraging our integrated design-build expertise, we carefully balanced density and livability. The design focused on efficient layouts, sustainable materials, and a timeless architectural language that fits seamlessly within the neighborhood context. Every decision — from circulation planning to interior finishes — was made to ensure residents enjoy the benefits of a well-built home without unnecessary costs.
To address the site-specific challenge, we implemented a phased approach:
- Phase 1: Raised and converted the existing house into a two-story duplex. Utilities for all future units were installed at this stage, eliminating the risk of future delays.
- Phase 2: Constructed two large detached ADUs — one for each duplex unit. Because utilities were already in place, this phase moved quickly and smoothly.
This strategy allowed the client to generate rental income from the duplex immediately, without waiting for all four units to be completed.
